Alexandra Richards is in a league of her own. We recently closed a complex commercial acquisition in a nearly impossible 8-day escrow—specifically to meet a critical Jan 1st tax deadline. This was during the week of Christmas, and the level of unprofessionalism from the opposing side was staggering.
The listing agents engaged in predatory tactics, including attempting to 'poach' us as clients for a dual agency and even sending us contracts directly while portraying themselves as our representation. They tried to impose a commission structure where we would be liable for their fees regardless of the sale. Alexandra was a titanium shield. She meticulously audited the deed, HOA/POA structures, and tenant rolls while the other side was pushing unsigned disclosures and incomplete paperwork. She caught every trap they set. If you are handling commercial assets and need an agent with an iron-clad grasp of contracts and ethics, Alexandra is the only choice.I cannot recommend Alexandra Richards highly enough for commercial representation. Navigating an 8-day escrow is a challenge; doing it during the holidays while facing unethical opposing counsel/agents is another matter entirely.

When we decided we wanted to move, I was concerned about how to find a good real estate agent, as I know that can really make or break the buying experience. We found her to be trustworthy and knowledgeable, so much so that when it came time to sell our old home, we had Alexandra help us with that as well. She did way more than I would ever have expected in terms of helping us prepare the house for sale. I feel so lucky that we found her and would happily engage her services again if the opportunity arises.
